Westport, Weston, Wilton 2011 Year End Sales Statistics

Westport – 343 homes sold. They sold at an average price of $1,293,332. Unit sales were (3%)  and SP was (10%) vs. 2010. Compared to 2009, the first or sencond lowest year for unit sales in the lat 15, units were +28% and SP was (12%). Compared to 2004 (the peak year for unit sales), units were (32%) and SP (3%).

Looking inside the numbers, we see this. 168 homes sold below 2 million with an average SP of $1,033,972. Today, there are 167 active homes. About 7 months of inventory. This will obviously swell as we get into the spring selling season. There are 48 active between 2 and 3 million. Average LP $2,301,603. 19 months of inventory. 50 are active over 3 million. 33 months of inventory.

Sales stayed fairly consistent from quarter to quarter with the exception of the over 3 million. Here, Q1 was the strongest. The balance of the year, relative to 2010, was quite soft. This appears to be extending into 2012.

Weston -  97 homes sold. The average SP was $818,048. Units were (22%) and SP was (12%) vs. 2010. Compared to 2009, units sales were even and average SP was (11%). Compared to 2004, units were (54%) and SP was (21%).

96 homes sold below 2 million for an average SP of $804,114. Only 1 home sold above 2 million. It sold for $2,100,000. This home sold in 2002 for $3,850,000.

As of today, 103 homes are active below 2 million. There’s about 13 months of inventory below 2 million. 13 homes are active between 2 and 3 million. 13 years of inventory (at least statistically). 6 are active above 3 million. It’s impossible to determine how long it will take to clear these. Sellers of high end properties must be very realistic in setting an initial LP.

Wilton – 180 homes sold. The average SP was $934,779. Units were +8% and SP +4% vs. 2010. Compared to 2009, units were +29% and SP +3%. Compared to 2004, units were (47%) and SP (9%).

174 homes sold below 2 million for an average SP of $867,826. 143 are active below 2 million. 10 months of inventory. Between 2 and 3 million, 5 sold. 15 are active. 36 months of inventory. 1 home sold above 3 million. It sold for $4,000,000. There is 1 home active above 3 million.

In a relative sense, compared to prior years, Wilton had the strongest year. Both for units sold and average Selling Price. Westport did reasonably well. Showing strength belwo 2 million. But, with softness in the high end. Units sold and average SP were down above 3 million.  Weston showed weakness at all levels of the market. Both for units sold and average selling price. Particularly above 2 million where only 1 home sold. It’s now been over 3.5 years since contracts were signed on a home over 3 million.
